Cape Cod Real Estate Ends Year on Down Note

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in December 2018 was down 14.7% from December 2017 volume and the total value of sales was down 22.4% from the previous year. The median individual property sale value was down 3.8% from the previous year. There was an 19% decrease in the volume of mortgage activity from December 2017 levels.

Year to Date: Volume of Sales is down 3.5%; Total Value of Sales is up 1.8%; Individual Sales Value is up 6.6%; Mortgage Volume is down 8.7%.

Register Meade reports that there were 562 deeds recorded at the Barnstable Registry of Deeds in December 2018 with stated sales values above $50,000.00 representing a stated value of $264,832,409.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2018 was $350,000.00.

There were 885 mortgages recorded with values above $50,000.00 in December 2018 with a total value of $298,939,812.00. The median mortgage amount, commercial, residential or other, was $255,000.00.

By way of comparison, there were 659 deeds recorded at the Barnstable Registry of Deeds in December 2017 with stated sales values above $50,000.00 representing a stated value of $341,354,591.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in December 2017 was $364,000.00.

There were 1,093 mortgages recorded with values above $50,000.00 in December 2017 with a total value of $377,613,871.00. The median mortgage amount, commercial, residential or other, was $264,000.00.
